Propshort: Though the land was large enough for three towers, Guocoland opted instead to develop just two and use the remaining ground space for greenery and larger, better facilities. Each tower also has a ‘secret garden’ which is essentially a sky garden but on the roof, that is accessible by lift to any resident living on any floor. Several of the stacks will get some west sun but shaders have been built onto the balconies to mitigate the heat and glare. As for the units, they’re suitably luxurious, from the smaller 2BRs to the impressively massive 4BR Premiums. These are top-notch units, designed with such extravagance that you’d want to invite people over often, if just to show off.

Martin Modern will launch on the weekend of the 8 and 9 July 2017. Based on the luxurious nature of Guocoland’s venture and its seemingly affluent district, expectations is running at a fevered pitch that the slightest misstep can potentially derail the entire agenda.

Fortunately, Martin Modern puts its nature at the forefront, both in metaphor as a luxury development and as a literal development with wide swathes of greenery surrounding the two, 30-storey towers. Grand, opulent and lavish are all buzzwords one might associate with Martin Modern and its three show units easily justifies the use of them.

2BR+study (872 sq ft.)

The 2BR unit despite being the smallest on display has big, functional spaces proportionate to its size. Ceiling height of all units from second floor and up are 3.2m and this extra verticality imbues the living room with a spaciousness that is encompassing, rather than concentrated at just the eye-level.

The study room, which will be walled off with a door in the actual unit, is just after the main door. It can be used as a guest room, though there are many other ways that the 41 sq ft. space can be used, least of which as a study room.

Regardless of the opulence or luxurious nature of the development, 1 & 2BR units usually offer open kitchens. It is no different here but where Guocoland differs is through an open kitchen with a pleasant U-shape design that is both utilitarian and aesthetically pleasing.

Both top and bottom laminate cabinets are included, with a melamine finish. The counter top is composite stone and there is glass backsplash behind the cooker. The appliances that come with the unit aside from the sink and tap are the induction hob, cooker hood, built-in combi steam oven, built-in fridge and washer/dryer.

A dining table that can sit six is also displayed in the unit, thus showing off a 2BR+study home that is not limited by its size and instead, presents an image of a home that is spacious. Adding to this would be the common bedroom which can take a queen-size bed andhave space for not just a side table, but ample distance from the foot of the bed to the far wall.

The master bedroom is significantly larger and so a king-size bed wouldn’t look out of place neither would it take up all the space. Aside from the built-in wardrobe, residents can build extra shelving and mount a television on the far wall.

Both sides of the bed have room for side tables and the resident might even decide to arrange the furniture in such a way that a quaint work table may be installed.

The bathroom is decked out in marble from floor to walls and the quality is immediately apparent.

The 2BR+study proves itself as a fantastic, base standard from which the bigger units build upon.

3BR Premium (1,421 sq ft.)

The 3BR premium has a private lift lobby that leads residents to a view of an extremely grand and lavish living room.

Compared with many developments, this living room with balcony looks like a 1BR unit on its own. In Martin Modern, it’s a vast living space fit for more than one couch and demanding of an entertainment system just shy of a cinematic experience. The balcony, like the floors of the living room is marble, albeit mosaic marble for some of that traditional, luxury aesthetic.  

The dry kitchen shares part of that space although it is expansive on its own, and capable of having a long, eight to 10-seater dining table without fear of congestion.

The dry kitchen leads to the wet kitchen with its winding corridor that belies its true strength; excellent, large set pieces where the cooking is handled in one area and the pantry and yard spaces are segregated so as not to clutter the entire room. There is also a back entrance for when such an exit is required.

The 3BR Premium comes with a junior master bedroom in addition to the common bedrooms. The junior master is located on the opposite side of the living room, away from the other bedrooms, with its own bathroom.

The master bedroom may appear smaller in comparison but only because it is currently host to a king-size bed while the junior master has a queen-size.

The rooms are extremely spacious and with high ceilings, residents might even build additional furniture deck to accommodate a bigger family. The 3BR Premium can easily handle four to five people living together.

But as big and extravagant as the 3BR is, it dwarves in size and delivery by the 4BR Premium.

The 4BR Premium is an eye-catcher. It is a showstopper and one that comes with all the connotations of wealth and prestige.

Distinctively rectangular compared to the square-like 3BR, the living area in this unit benefits from the elongated size and as such, looks longer but more proportionate. Where the 3BR unit’s living room is perfect for hosting parties, group sessions or even a movie screening, the 4BR’s living space is cosier, despite being bigger, on account of its shape.

The layout of the 4BR Premium is also unique in that the dining area which is attached to the dry kitchen, comes with its own balcony. The living room and dining room are totally distinct however and the resident might even choose to build a wall or sliding doors to further separate the two if they so wish, without worry of using up too much space.

The wet kitchen shares a similar layout with the kitchen in the 3BR Premier, with its snaking but spacious corridors and opulent tiles. It’s an attractive kitchen and the way it is laid out, the outside will be properly insulated for when there’s heavy cooking going on.

The 4BR unit also comes with a private lift, which is close to where the junior master bedroom is and overlooking the dining area. The junior master bedroom and common bedrooms are of the same, consistent standard seen throughout. One significant difference here is that in the show flat, one of the common bedrooms has direct access to the common bathroom.

And as for the master bedroom, it is easily double the size of what was seen in the 3BR Premium. The room might even be a studio apartment in its own right with far more available space should a single bed be inserted within. Of course, even with a king-size bed, the space hardly appears cramped.

The closest adjective that may suitably describe the bedroom is luxurious. Pictures and videos do it little justice as standing in the room elicits a vastly different experience than just observing through a lens. But as far as lens goes, there’s still a lot that can be taken in. In particular, the bathroom.

It’s a unique blend of modern design with minimalism as punctuated by the bathtub in the shower area. The bathtub is available for the 4BR Premium units and adds just that much more to an extravagant home.

The marble tiles and dim lighting lends the bathroom a warm aura tinged with a deep layer of style that is neither ostentatious or overwhelming. It’s a good, strong look to end the visual feast that is the master bedroom in a highly impressive 4BR unit.
