'"-' lower level will contain the " recreation room and utility space. The garage will be on the second level, with the living room, kitchen and patio on the third level. The fourth level will contain the family room. The bedrooms will be on the top floor. Each floor will be only six or seven steps from another. Eberle Smith, architect for the parcel to be developed by Nelson and Grosber, pointed out that individual town house will have walled gardens which will extend the interior spaces outdoors and will still maintain the privacy of the occupants. Smith's town houses will include some four-bedrom units three stories high. An unusual styling touch is the clerestory window on the roof, which will provide extra light for the studio bedroom on the( top floor. of American Redevelopment, said each town house unit in his portion of the development will have a one-car or two-car attached garage, in addition to guest parking space. Walks will provide safe access for children to the park and pool. Roads and parking areas will be depressed and screened with plantings,, to keep the. automobile from dominating the scene. Town houses will be arranged in small clusters, to create a 'neighborhood spirit and identity. The seven-story apartment building and the multi-level town houses will be sold as condominiums. That is. a buyer will be able to get title to his own unit instead of holding a share of stock in a cooperative. SOME OF THE town houses will be on five levels. The walled courtyards, and six-story apartment buildings, with balconies. There will be community swimming pools, open park areas and " underground parking facilities. THE TOWN HOUSES will be clustered around central courts, similar to the "town green" of the early colonies. , Plantings, sculpture, lighting, fountains, benches and gates will be used to add interest to the clusters. The three developers and their architects are: American Redevelopment Corp., with Sanford Rossen, AIA, architect (14 acres); Albert Nel-. son and Merwln K. Grosberg, with Eberle M. Smith Associates, Inc., architects, (21 acres); and Marlow Land Co., with Ronald E. Mayotte and Associates, architects (5.5 acres). Mark T. Jacobson, president 40-acre section. If the same density prevails in the entire project, there could be more than 6,000 families in Elmwood Park when it is completed. Builders and architects have been excited about Elmwood Park since the plans for it were first announced by the City years ago. They see it as an opportunity to create a new city within a city to set a pattern for downtown living that could be widely copied. There is no doubt that Elmwood will attract nationwide attention as it takes shape. It will be regarded either as a wonderful opportunity which was muffed or an example of how to breathe new life into the heart of a city. WOERPEL Free Press Home Sections Editor "Maybe the average family will get a chance to live downtown after all," said one interested observer this week after seeing the plans of the developers who will be allowed to buy the first 40 acres of the 460-acre Elmwood Park redevelopment project. Elmwood Park is the big cleared area, formerly blighted housing, just east of Lafayette Park on Detroit's near East Side. Apartments and town houses in Lafayette Park are priced for the professional person or junior executive. Elmwood Park town houses will sell for as low as $16,000.
